Register your organisation to submit LBTT online

Find out how to register and submit tax returns online, if you're an agent, solicitor or organisation.


You cannot use this service if you’re an individual buying property and you aren’t represented by a solicitor, agent or legal conveyancer. See what services are available for taxpayers instead.

What you’ll need to register

If you are registered with companies house, you’ll need: 

  • your companies house registration number
  • companies house main representative
  • a named account administrator to manage user accounts

If you are not registered with companies house, you’ll need: 

  • your organisation details (name and address)
  • a main representative
  • main representative National Insurance Number (NINO)
  • a named account administrator to manage user accounts 
SAT operators must complete the enrolment form and receive their SAT reference before registering for SETS.

You cannot register more than once, so first check if your organisation is already registered. If you’re unsure whether an account already exists, please contact us.

Completing the registration

After submitting your details on SETS, you’ll receive an email from Revenue Scotland confirming that your registration has been received.

To complete the registration, you’ll need to verify your email using the link included in the email. These links remain active for 24 hours from the time you receive them.

Revenue Scotland verification

Once we receive your registration request, we will verify your details. Please allow up to 10 days for this process.

After your details have been verified, you will receive an email confirming that your registration has been successful. This means you can now sign in and submit returns online.

If your registration has been rejected, you’ll receive an email stating that your registration has been rejected.

We reject a new registration if we:

  • find out that your organisation has already been registered with us
  • can’t verify you are a  solicitor, agent or organisation who have a requirement to submit multiple tax returns
