Register your organisation to submit LBTT online

Find out how to register and submit Land and Buildings Transaction Tax (LBTT) online, if you're an agent, solicitor or organisation.


You cannot use this service if you’re an individual buying property and you aren’t represented by a solicitor, agent or legal conveyancer. See what services are available for taxpayers instead.



What you’ll need to register

If you are registered with companies house, you’ll need: 

  • your companies house registration number
  • companies house main representative  
  • a named account administrator to manage user accounts

If you are not registered with companies house, you’ll need: 

  • your organisation details (name and address) 
  • a main representative 
  • main representative National Insurance Number (NINO) 
  • a named account administrator to manage user accounts 

Register now

You cannot register more than once, so first check if your organisation is already registered to submit LBTT returns online. If you’re unsure whether an account already exists, please contact us.

Completing the registration

After submitting your details on SETS, you’ll receive an email from Revenue Scotland confirming your registration has been received.  To complete the registration you’ll need to activate your account.

Please use the activation link and token included in the email to activate your account. These will only remain active for 24 hours from the time you receive the email. 

Once you have activated your account you will be able to sign in to your account.

To be able to submit online returns we’ll need to verify your details first. 

Verifying your details 

Once your account has been activated, we will verify your details. Allow us up to 10 days to complete this process. 

After your details have been verified you will receive an email confirming your registration has been successful. This means that now you can sign in and submit returns online. 



If your registration has been rejected, you’ll receive an email stating that your registration has been rejected.

We reject a new registration if we:

  • find out that your organisation has already been registered with us
  • can’t verify you are a  solicitor, agent or organisation who have a requirement to submit multiple tax returns
